3rd Quarter 2019 Real Estate Sales (Leduc)
When comparing our 3nd quarter sales in 2019 to this same period in 2018 we see a variety of increases and decreases across our community of Leduc.
Starting with single family detached houses, there were 125 sales in 2019 compared to 109 in 2018, representing 11.7% more detached homes sold. Detached houses sold on average in 52 days in 2019 compared to 70 days in 2018. The average price decreased from $374,714 (2018) to $365,793 (2019), resulting in a 2.38% decrease.
Half duplexes saw 21 sales last quarter compared to 18 during the same period in 2018. They took much longer to sell at 97 days on market, compared to 76 days last year. The average sale price last quarter was $329,483 compared to $292,263 in 2018. This increase was in part due to recent sales of high-end duplexes.
We had 24 condos sell last quarter, averaging 95 days on the market in 2019 compared to 67 days in 2018. The average price of condo sales in the third quarter of 2019 increased to $209,943 compared to $193,495 during the same period in 2018.
