Sales of Leduc Homes are down​⬇️ 7% since September 2024, however, up an astounding ⬆️ 23% over the number of sales from October of last year! Single Family Home average sold price is down ⬇️ 7% month-over-month, but still up ⬆️11.5% year-over-year. Condo average prices are up ⬆️ 8% since last month to an average of $245,250; the highest they have been since December 2023! ​🍂🌿

Inventory in Leduc is gradually increasing, with 101 homes currently on the market and an additional 26 homes pending. This brings some relief to the very low inventory levels we've seen over the past year. With plenty of buyers searching for homes and interest rates declining, demand for homes in Leduc remains high!

🍂🌿 𝐖𝐞𝐥𝐜𝐨𝐦𝐞 𝐭𝐨 𝐭𝐡𝐞 𝐅𝐚𝐥𝐥 𝐌𝐚𝐫𝐤𝐞𝐭! Sales of Leduc Homes are up ⬆️ 6% since August 2024, hovering slightly under the number of sales at this time last year. Single Family Home average sold price is up ⬆️ 6.2% month-over-month, and a resounding ⬆️18% year-over-year! In fact, 40% of the Single Family Homes, sold in Leduc in September, sold for over $500,000! Condo average prices are also up ⬆️10.5% since last month; and fairly stable with the average price at the same time last year. ​🍂🌿

There are 102 homes currently on the market in Leduc, (27 additional homes are currently pending), that is nearly 1.5 months of inventory at the current selling rate, which indicates that we are still in a very strong Seller's Market. Leduc homes are in very high demand, especially single family homes under $400,000.

🐶☀️ The dog days of summer were upon us in August as we experienced a significant dip in sales. Sales of Leduc Homes are down⬇️26% since July 2024, hovering slightly over the number of sales at this time last year.
Prices remain strong in Single Family Homes, seeing a modest increase ⬆️ of 1.7% month-over-month, and a resounding ⬆️14.2% year-over-year. Condo average prices took a significant decline ⬇️ 16% since last month; however, due to the low volume of sales this is not an accurate representation of what your condo is worth. 💵💰

Inventory in Leduc is slowing starting an incline, with 105 homes currently on the market (24 additional homes are currently pending). However, due to recent cuts in key lending rates with the Bank of Canada (now 4.25%), we are anticipating a strong fall market. Leduc homes are still in high demand.

As school is out, and focus turns to summer vacations 🌳🌊☀️, we are experiencing a dip in sales. Sales of Leduc Homes are down⬇️18% since peak in May; however, they are moving faster than ever with average days on market at only 22 days! 🗓️✔️If you are a Buyer, be prepared to act quickly, homes are often pending within the first few days on the market!🏃🪧🏡
Single Family Homes have seen a modest ⬇️ 2.4% drop in price, since last month, however, still up ⬆️10.4% from the same time last year. Condo average prices are at the highest they have been since December 2023, up ⬆️ 2.9% since last month. 💵

We are experiencing a little bit of a cool down from the hot Spring market 😅 Sales of Leduc Homes are down⬇️14% since last month, but are up ⬆️12% from the same time last year! ​😎👍
Both Single Family Home and Condo average prices have remained fairly stable month-over-month, but are still up⬆️9% and 12% respectively, year-over-year. 💵💰

Inventory is recovering slightly, but still very low. There are currently only 93 homes available at the time of this post, (32 additional homes are currently pending). Inventory is down⬇️31% compared to same time last year! With lack of inventory and lots of buyers, we are expecting pricing to stay strong.

Single Family home average prices saw a modest ⬇️2.6% decrease since last month, but are still up huge⬆️10.2% over last spring, which is, on average, nearly $50,000 more in sellers pockets! 💵💰Condos average sale prices are the highest they have been since December 2023, up⬆️12.6% over last month.
Inventory is the lowest its been in the last two years with less than 1 month of inventory on the market! There are currently only 87 homes available at the time of this post. With lack of inventory and lots of buyers, we are expecting pricing to stay strong.

Sales of Leduc Homes are up an astounding ⬆️33% since last month, and ⬆️ 51% over last year's sales!
Single Family home average prices saw a modest ⬇️ 0.5% decrees since last month, but a ⬆️ 5% increase over the same time last year. Condos average sale price also saw a modest decreased by ⬇️1%, but are remaining fairly stable.
LOW INVENTORY remains the name of the game, with only 90 homes available at the time of this post, (29 additional homes are currently pending). Inventory is down ⬇️ 52% compared to last year!

Low inventory in the Greater Edmonton Area is creating favorable conditions for sellers, with average sale prices on the rise and days-on-market lowering.
Sale of single family homes and condos in Leduc were up⬆️15% over January. Single Family home average prices saw a ⬆️ 3% increase over last month, and a⬆️9% increase over the same time last year! Condos average sale price increased by⬆️15%, recovering from a significant dip last month.
Leduc is suffering from LOW INVENTORY, with only 93 homes available at the time of this post, (35 additional homes are currently pending), up slightly from last month, but down⬇️41% compared to last year!

Welcome to a new year and an optimistic month in Leduc Real Estate.👏👏👏
Sale of single family homes and condos in Leduc were up⬆️12% over December and a whopping ⬆️39% since the same time last year! Single Family home average prices saw an ⬆️ 8% increase over last month, while condos sale price averages took a dip of ⬇️22%, putting it closer in line with last year's winter averages.
We are continuing 2023's trend of VERY LOW Inventory in Leduc, with only 89 homes available at the time of this post 😦, (26 additional homes are currently pending), down another⬇️12% since December, and down⬇️30% compared to last year .
