The average sold price for single-family homes in Leduc has skyrocketed to nearly $500,000โ€”the highest in the past two years! ๐Ÿ“ˆ This represents an 8.6% increase month-over-month and a massive 23.5% jump year-over-year. Condo prices also surged last month and remain steady at levels not seen since December 2023!

However, low inventory continues to pose a challenge as we approach the end of 2024. Currently, there are just 94 homes for sale and an additional 13 homes pending in Leduc. With plenty of eager buyers in the market and interest rates on the decline, the demand for homes remains incredibly strong.

Inventory in Leduc is gradually increasing, with 101 homes currently on the market and an additional 26 homes pending. This brings some relief to the very low inventory levels we've seen over the past year. With plenty of buyers searching for homes and interest rates declining, demand for homes in Leduc remains high!

There are 102 homes currently on the market in Leduc, (27 additional homes are currently pending), that is nearly 1.5 months of inventory at the current selling rate, which indicates that we are still in a very strong Seller's Market. Prices remain strong in Single Family Homes, seeing a modest increase โฌ†๏ธ of 1.7% month-over-month, and a resounding โฌ†๏ธ14.2% year-over-year. Condo average prices took a significant decline โฌ‡๏ธ 16% since last month; however, due to the low volume of sales this is not an accurate representation of what your condo is worth. ๐Ÿ’ต๐Ÿ’ฐ

Inventory in Leduc is slowing starting an incline, with 105 homes currently on the market (24 additional homes are currently pending). However, due to recent cuts in key lending rates with the Bank of Canada (now 4.25%), we are anticipating a strong fall market. Leduc homes are still in high demand.

Low inventory in the Greater Edmonton Area is creating favorable conditions for sellers, with average sale prices on the rise and days-on-market lowering.
Sale of single family homes and condos in Leduc were upโฌ†๏ธ15% over January. Single Family home average prices saw a โฌ†๏ธ 3% increase over last month, and aโฌ†๏ธ9% increase over the same time last year! Condos average sale price increased byโฌ†๏ธ15%, recovering from a significant dip last month.
Leduc is suffering from LOW INVENTORY, with only 93 homes available at the time of this post, (35 additional homes are currently pending), up slightly from last month, but downโฌ‡๏ธ41% compared to last year!

Sale of single family homes and condos in Leduc were upโฌ†๏ธ12% over December and a whopping โฌ†๏ธ39% since the same time last year! Single Family home average prices saw an โฌ†๏ธ 8% increase over last month, while condos sale price averages took a dip of โฌ‡๏ธ22%, putting it closer in line with last year's winter averages.
We are continuing 2023's trend of VERY LOW Inventory in Leduc, with only 89 homes available at the time of this post ๐Ÿ˜ฆ, (26 additional homes are currently pending), down anotherโฌ‡๏ธ12% since December, and downโฌ‡๏ธ30% compared to last year .
