Third Quarter 2021 Real Estate Stats (Leduc)
Overall 2021 has been an unprecedented year in the real estate due to the dynamic needs of homeowners changing and the affordability of home ownership improving despite increased pricing. From July 1st – September 30th, 2021 Leduc had 150 detached houses sell compared to 130 in 2020, representing a 15.4% increase in third quarter sales. The average selling time was only 35 days on market (2021) compared to 51 in the third quarter of 2020. The average price increased from $368,093 (2020) to $410,829 (2021), resulting in a 11.61% increase. Though this increase was fairly significant it was likely due to continued momentum from second quarter into July as sales levelled off in August and September.
Half duplexes and attached residential dwellings had a combined 34 sales (2021) compared to 35 sales in 2020. They sold 10 days faster, averaging 45 days on market (2021) verses 55 days in 2020. The average sale price increased 2.24% from $307,647 (2020) to $314,535 (2021).
Twenty-three condos sold last quarter with an average selling time of 57 days on market, compared to 25 condos sold during the same period in 2020, averaging 70 days on market. Sales prices decreased 1.27% for condos, averaging $210,660 (2021) compared to $213,368 (2020).
